Residential attributes, such as family life cycle, household income, and social status are important to residential area choice. This paper examines the residential attributes that affect residential choice using a quantitative analysis. The study area is Fukuoka, Japan. The residential areas in Fukuoka consist of three regions: the downtown area, the surrounding central business district (CBD) area without downtown area, which is adjacent to the CBD district, and the suburbs. Living in the downtown area has the convenience of easy access to shops and stations. According to housing stock growth, residents who range in the age from youth to senior are increasing. Housing prices in downtown are almost the same as those in the suburbs; however, most downtown apartments are narrow compared with houses in the other areas. Therefore, the most important factor determining who lives downtown is family size, as singles or couples are more likely to tolerate narrow houses. In contrast, houses in the surrounding CBD and suburbs, which include mostly independent housing, are large enough to accommodate large families. Many households in these areas are comprised of couples with children. Thus, residents in both these areas emphasize a large house when selecting a residential area. However, there is a clear difference in the housing prices in these areas. Housing prices in the suburbs cater to the middle-class, most of them are from the baby-boomer generation and migrated out of Fukuoka. Therefore, for them to settle down in Fukuoka, it was necessary to buy a house as soon as possible. At that time, owning a house was a better economic choice for couples with children than renting an apartment. With the housing supply during those days, those who had an average income could buy a house in the suburbs, as acceptable housing prices and an extended buying period existed. Hence those who live in the suburbs are affected by the baby-boom generation, as compared to residents of other areas. The surrounding CBD area is an affluent residential area in Fukuoka. This area has the convenient conditions of daily life, similar to those downtown, as well as larger houses, equivalent in size to suburban houses. Therefore, a house in this area is very expensive. Residents are separated into two types: the first type includes young residents with high incomes, and the other type includes individuals aged 40 and above, who waited to make an income that was enough to buy a higher priced house. At that time, an employee's salary was increasing with advancing age in Japan. Thus, the most effective factor in choosing to live in this area is economics. The quantitative analysis revealed that residential area choice is based on living space and house price. However, the choice is strongly affected by housing supply and the time period required to buy a house. In reality, residents have limited options.
